Documents required for Home Loan

The checklist of documents is the list of documents which are required for Home Loan. Proof of Identity and Address, Income Proof and Banking Details, Proof of signature, and the Application Form are must required for Home Loan. Here is list mentioned below helps to get the hassle free service.

For Salaried Person

  1. 3 photographs passport sized of Applicant and Co-applicant
  2. Identify Proof of Applicant and Co-applicant (PAN Card, Driving License, Passport)
  3. Residence Proof of Applicant and Co-applicant (Passport, Bank Statement, Aadhar Card, Voter ID, Electricity Bill, etc)
  4. Last 6 months Salary Slip
  5. One year Bank Statement showing Salary Credit.
  6. Form 16/Form 26AS/IT Returns for the past 3 financial years
  7. Employee ID Card

For Non Salaried Person

  1. 3 photographs passport sized of Applicant and Co-applicant
  2. Identify Proof of Applicant and Co-applicant
  3. Residence Proof of Applicant and Co-applicant 
  4. Business Existence Proof (GST Certificate, PAN Card of Business, any other Government approved Document)
  5. Business Address Proof (GST Certificate, Past 12 months Bank Statement or any other Government approved document having Business Address
  6. Last 3 year income Tax Return with Computation 
  7. If GST register then last 12 months GST Return soft copy
  8. Last 12 months Current Account Bank Statement
  9. Last 12 months Saving Account Statement of Applicant
  10. List of Top 10 Debtor or Creditor, if required
  11. CA Certified P/L Balance Sheet, if required
  12. All existing Loan Statement (Sanction Letter in case of limit)

 Purchase Case

  1. Agreement of Sale with photocopy of previous chain of Registry (last 13 years) and Electricity Bill
  2. 13 year Land Records(zamabandi/fard)
  3. Copy of biyana with Proof of advance payment made to seller
  4. Approved map by local authority
  5. Non Encumbrance Certificate (Bhaar Mukt Parmaan Patr)
  6. Property Tax Receipt and NOC by MC in case of Property is under MC area
  7. Construction estimate by architect/civil engineer with approved map by local authority in case of plot purchase
  8. Mauka Patwari report may be needed in case of plot purchase

Builder Case

  1. Agreement of Sale (any one)- Register Agreement of sale, Stamped Agreement of Sale, Allotment Letter
  2. Occupancy certificate in case of Property is ready-to-move-in
  3. Copy (blueprint) of the approved plan and Registered Development Agreement of the builder
  4. Conveyance deed in case of new property
  5. Bank Statement indicating all payment made to the builder
